Introuction
We are all aware of the country's housing crisis but in the Far North it is especially poor. We have a housing register that is now over a 1000 people on the MSD waiting list and this does not include those not registered because they have given up on getting a home.
Tiny House Solutions has been operating predominantly on Facebook and other platforms providing a service of advice, guidance and knowledge of Living Tiny. But now it's time to take the business to the next level.
Our experience
We have over 30 years of property development and investment experience in both the private and public sector. We acutly understand the issues of housing delivery and the capital constraints around this. We also know the inability of the private and public sector to produce large volume housing due to increased finance costs, inflation and construction cost increases. The demand must be met as soon as possible and Tiny House Solutions is the way forward. We see Tiny Homes is a solution to an ever growing issue and provide the following advanatages;
1. They can be constructed quicker than a normal home
2. They can be either static or moved around to areas of increased demand if needed
3. For return on investment they are more economical to build
4. As demand figures show demand for one and two bedroom houses outstrip larger formats by some margin. We have a older population and a younger generation that want smaller homes.
5. Standard materials mean better availability vs more complex materials in newer homes.
6. Tiny Homes are built to meet healthy homes.
The Plan
The plan is to build up to 5x tiny homes ranging from 25m2 up to 35m2. These will be provided to families that need housing. We will build, set up the Tiny Home and ensure it's all sorted for families to be safe they have a roof over the head. Tiny Homes will be leased or provided on a lease to buy agreement. Minimum term will be 1 year with options of 2, 3 and 5 years being available.
Tiny House Solutions will not charge their labour for the construction of the Tiny Homes but all materials, trailers and sub contractors will be paid using this funding.
The Project will be phased into 3 stages;
Stage 1 - Once funded 5x Tiny Homes will be constructed and leased out to families in need. We will work with agencies like MSD but also work with local agencies and Community Housing providers to ensure we are getting to the most urgent of families. Years 1-2
Stage 2 - Based on net revenues we we reinvest these funds into a further 5x Tiny Homes for the community. Years 2-4
Stage 3 - Tiny House Solution will leverage the revenue of the 10x Tiny Homes and will come back to Pledgeme and conduct a shareholding equity raise to raise up to $500k. These funds as well as funds introduced by THS will fund the production of an additional 10-15 Tiny Homes.
We would propose to increase our holdings in further Tiny Homes and would like to see this rolled out to support up to 50x families in years 4-8
As a small business with big aspirations we see this as achievable on the basis we get the required start up capital. We all need to do something to address the housing demands and it starts here.
