Energy Efficient,

Green-Home Design

At A Fraction Of The Cost

Aspiring homeowners want a healthy home that's going to be: warm and dry, with low running costs, great for their family to live in, good for the environment, and not break the bank.  Sadly, most homes currently being built in New Zealand are big, inefficient and expensive.

Greenbridge's Healthy Home Plans provide a better way!

If you haven't already done so, watch our main video at the top of the page, to overview what we are doing, why we're doing it, and find out why we need your support.

Greenbridge director Daniel Woolley started the business around nine years ago, in order to contribute towards what he believed was a necessary change toward a more sustainable and desireable future.  "Essentially I looked at the challenges facing humans and our planet and decided I would spend my life working on things that positively contributed towards a better and brighter future.  In twenty, thirty, or fifty years time, I wanted to be able to look in my children's eyes and tell them that I'd done everything in my power to create a positive future for them and future generations".

For the past five years Daniel and his team have been working on a better way to design and build healthy homes. "While Greenbridge has done many beautiful houses for our clients, over time we became disillusioned with the process, and figured there must be a better way".

Thanks to the free time created during New Zealand's lockdown, we've done it!  This campaign launches a range of seven pre-designed home plans, that deliver stunning homes, at a fraction of the cost of a custom design. Now we need your support, to develop these initial plans through to consent ready documents, so that people across New Zealand can access green-home design at affordable prices.

This is your chance to help us make a difference!  Big changes start from small beginnings, so join us to create a better future for ourselves, our children and our planet.

Elevations

Greenbridge's Healthy Home Plans are:

• Architecturally designed, optimised layouts with integrated storage to maximise liveability.

• Specified toxin-free, for a healthy living environment for you and your family.

• Homestar rated, for a warmer dryer home with reliable performance and lower bills.

• Designed for waste minimisation and reduced environmental impact.

• Independently quantity surveyor priced, for reliable build costs from the get-go.

Pre-sales of these plans during this campaign are priced between 75-80% less than the retail cost of an equivalent custom design service.

i.e: the PledgeMe price for a set of EVELYN one-bedroom plans is $3995 when chosen as a 'Regenerative Plan Deposit' pledge and $4995 when selected under the 'Basic Plan Deposit' pledge, compared with a retail cost of $19,750 that would be charged to a client for the equivalent custom design service.

Plan

WE NEED YOUR SUPPORT TO HELP US FUND THE FINAL STAGE OF DEVELOPMENT FOR THESE PLANS!

• So, if you're planning to build a new home and love our designs, then please consider pre-puchasing one of our plans, by selecting either our 'Basic Plan Deposit', or Regenerative Plan Deposit' pledge.

• If you don't plan to build, but love what we're doing - then please consider making a donation pledge, to help us make green-home design affordable and accessible to kiwis across Aotearoa.

What we stand for

Greenbridge is a value-lead design studio, whose work is based on permaculture principles. We have been operating in New Plymouth, under the beautiful Maunga Taranaki for the past nine years. Our five-person design team has a combined work experience of over 80 years. Greenbridge has been designing regenerative landscapes, healthy homes and resilient community projects since April 2012. We've worked on several largescale projects, both locally and across New Zealand, and we have received multiple awards, including being awarded for Environmental Leadership in Business by the Taranaki Regional Council in 2018. Additionally, one of the four homes we designed for New Plymouth’s first Pocket Neighbourhood at John Mana Way received a Silver Award in the House of The Year.

As an impact enterprise, all our activities are intended to positively contribute to Healthy People & Planet. Making healthy homes more accessible and affordable contributes to this vision, with Greenbridge's Healthy Home Plans being part of our solution for positively contributing towards this outcome and starting a Healthy Home Revolution.

Greenbridge Impact Intent

Our team

Greenbridge's design team is lead by director and healthy home specialist Daniel Woolley, who is Taranaki's only qualified *Homestar Assessor.  Daniel comes from a background in industrial design and started his professional career designing cabinetry, kitchens and furniture, before moving onto home renovations and then integrating his training in permaculture and his passion for designing healthy, high-performance homes into his work at Greenbridge.

Luke de Villiers, also has a background in industrial design and spent several years designing yachts both in NZ and abroad before transitioning to home design.  Luke's unique skillset and design flair was the reason we chose him and we feel very lucky to have him as part of our Healthy Home design team.

Kate Whittaker is our team's LBP (licensed building practitioner). Kate brings to our team over 26 years of architectural design experience and technical knowledge to make sure we cross all the t's, dot the I's and get our plans through council without a hitch.

We also have several other external project partners that will be providing their expertise to work with us to develop the final designs, specifications and pricing of these plans including PaneliseNZ, Redjacket Engineers, & Hayman QS.

(*Homestar is NZ's independent national rating tool that measures the health, warmth and efficiency of New Zealand homes).

Frequently Asked Questions (FAQs)

What are Healthy Home Plans?

Greenbridge’s Healthy Home Plans are a range of pre-designed home designs for aspiring kiwi homeowners, who want to access best-practice, greenhome design at an affordable cost.  All our plans are: architectually designed, with optimised layouts & integrated storage; have toxin free specification, for a healthy living environment; are Homestar rated, for warmer and drier homes with reliable performance; are designed for waste minimisation & reduced environmental impact; can be built by any qualified builder within Aotearoa; and are independently priced for reliable build costs from the get-go.

Why are you selling these plans through PledgeMe?

We chose to release the first of these plans through the PledgeMe crowdfunding for three reasons:  1. We want to make sure people wanted to buy the homes we were designing;   2. We want feedback from our supporters, on which plans to release first and how they should be developed;  3. We want to be able to make these plans available at the lowest possible price, with the one-to-many crowdfunding platform making this possible.

How can I have input on which designs are developed first?

Rather than launching all of the 28 plans that make up our complete Healthy Home Plan range, we listened to feedback from our supporters to choose seven initial plans to release during this initial PledgeMe launch.  Meaning the plans that get the most pledges during this campaign will be developed first, so if you want a specific plan developed, then make sure you make a pledge for it and spread the word to get others to do the same.

How do I get a say in how my favourite Healthy Home Plan is developed?

The first eight supporters that pledge their support to a specific plan, (with either a Basic Plan Deposit, or Regenerative Plan Deposit pledge), will have the opportunity to be part of a working group for their chosen plan’s development.  With each working group contributing to discussions and getting a say on some of the key decisions to be made during the development of their plan (Please Note: working groups for each plan will be capped at eight supporters per plan, on a first come first served basis).

I want to support what Greenbridge is doing, how can I help?

If you’re in the market for a new home, then make a pledge for one of our plans, or if you don’t need a new home, but love what we’re doing and want to help, then consider making a donation pledge to help us make green homes accessible and affordable to kiwis accross Aotearoa.

How long will it take until I get my council ready plans after I make my pledge?

Our Healthy Home Plan PledgeMe campaign will run for one month and once completed, as long as we’ve reached our minimum campaign targets, we will begin development of the first three plans that got the most pledges (with a minimum of four pledges being needed for us to develop a specific plan).  We anticipate the development process to take 3-4 months, so our earlybird supporters can expect to receive their finished plans early in the new year.

What if I want to make some changes to my plans to suit my preferences or site?

At the completion of the development process, supporters will be given the opportunity to adjust plans to meet the specific requirements of their family and site.

What if the plan I want doesn’t get enough pledges to be developed straight away?

If the plan you want to support doesn’t get sufficient pledges to be developed straight away, you'll have the opportunity to either: choose a different plan; leave your pledge with us until we have enough other people that want to support your preferred plan, or we can refund your pledge after the end of the campaign.

What is meant by "Core Build Cost"?

The 'Core Build Cost' is a preliminary estimate by an independant quantity surveyor, of what it will core cost to build each plan to lock-up witll be, excluding the fixings and options listed below.  We're using the 'Core Build Cost', as supporters have indicated a wide range of preferences e.g: the cost of a new kitchen can easily vary between $10-50K+ depending on the design and specification, with this variance of cost being true for most fittings and several of theses elements can be eliminated depending on supporter preferences.  Therefore the only cost we can confidently state at the outset, it this 'Core Build Cost'.  The remaining build costs will be costed in more detail through the development and where applicable customisation processes.

I only want plans to complete the core build to lockup, is this possible?

As our supporters have indicated a wide range of preferences to the level of detail and scope of design covered, our Pledgeme plans are priced for the core build only, with supporters being able to pick and choose the extras they want to include.

What options will be available beyond the core build plans?

If you’d like more detailed design, we will also be developing standardised design for several interior and exterior apsects you may want to include with your new home:

Exterior: decks, pergolas; wastewater; rainwater; solar & landscape design & spec’s, garage/carport etc...

Interior: kitchen; bathroom; appliances; cabinetry; carpets & curtains etc.

With all of these being available at reduced pricing in the same way as we've done with the home plans.

What's the plan pricing secured with a 'Basic Plan Deposit' pledge?

Evelyn, one-bedroom $4995
Evelyn, two-bedroom $5995
Louise, two-bedroom Mezz $6995
Avathree-bedroom $7495
Mia, three-bedroom Mezz $8495
Evelyn, three-bedroom Mezz $8995
Evelyn, four-bedroom Mezz $9995

What if I want a full design and build service, can you recommend a builder?

During our initial pre-launch crowd engagement we've been contacted by two builders interested in building our plans and we’ve also engaged PaneliseNZ to help us plan for offsite build options within the development of our plans.  We'll also be considering more build partnerships as we develop, so if this is something you’d like, then let us know when you pledge and we’ll keep you informed of progress in this area and we'll let you know your options moving forward.

Do we own our Healthy Home Plan when we make a plan pledge?

As these plans are being sold at highly reduced rates and we're re-selling them to multiple buyers, Greenbridge Ltd retains the copyright ownership of the Healthy Home Plans and you recieve a licence to build one home with your plan.

Can we use your plans to build mutliple dwellings?

As mentioned above, Greenbridge maintains ownership of our Healthy Home Plans, however if you'd like to use one or more of our plans to build multiple dwellings, then get in touch and we can work out a multi-build license for you at a reduced cost.

Can your Healthy Home Plans be able to be built offsite, or relocated?

This is one of the considerations that will be determined during the development process, with both our relationship with PaneliseNZ and other potential build partners.  It's likely that some from our range will be more suited to offsite build than others and the others will have panelisation options.

We don’t live in Taranaki, will your plans be designed to suit my region?

We are looking to include as many weather and earthquake zones within our standard designs as is practical.  Meaning it is highly likely that our Healthy Home Plans will be suited to your site regardless of where it is in NZ. However, if your site requires specific design considerations, this can be accomodated in our customisation service.

Can I change my mind about which plan I want once I’ve pledged?

Yes, you can change the plan you want to support after having pledged. However, only plans that have four or more pledges will be developed (as this is our break-even cost) and you’ll have to pay the diference if the plan you swap to is higher that the cost of your original choice.

Can we build our new home in stages?

This will depend on the plan you choose and what you want to achieve. So if this is something you are interested in, then let us know and we’ll see how we can accommodate you.

Do your designs include mobility and accessibility considerations?

Although not yet specifically incorporated, the single level versions of our plans can be developed to incorporate accessibility standards if this is something our supporters are after, so let us know if this is something your interested in.

How can we be sure we can build one of your plans within our budget?

Firstly fill in the budget template below, to make sure you can build within your budget.  We'll provide independent QS (quantity surveyor) pricing for our plans, at three points throughout their development:  Initial ‘preliminary estimates’ are included for our seven initial plans;  Then once each plan is developed to a final 3D design, we'll gain an ‘Elemental Estimate’ from the QS, which provides pricing accurate to within approximately 10% of the final build cost without changes to the design or specifications; The final ‘full build costing & materials list’ will be provided at the completion of the consent documentation phase and can be used by any suitably experienced builder.

We've come to understand that although there's a lot of people very supportive of what we're doing, for most people considering to build a new home, we need to have a conversation or two before you'll have the confidence to make such an important purchase.  We're therefore now concentrating on having these convesations with those of you who are keen, for the remaining 11 days of the campaign.  So if you're considering our plans, but haven't pledged yet please get in touch and make a time to have all your questions answered, so you can make a pre-purchase plan pledge in complete confidence: https://calendly.com/danielatgreenbridge  / [email protected] / 06 751 5556
