Invest in land with rising population growth from $100.
What is Opoly and how does land investment work?
Our goal is to provide investors with returns that are competitive when compared to yields in the term deposit market.
"While many people think putting their money in a bank is the safest option, sophisticated investors, however, know that banks are really one of the worst places to keep your money." - from Q Wealth Expert Evgeny Orlov
Land investment is the practice of buying a piece of land based on its potential for future sale, development or subdivision. If we choose the right areas, land is a resource with a supply that is always going down (after all, they aren’t making any more of it) and a demand that is constantly on the rise.
Above is a timelapse of the development taking place in Te Anau (Tawera Place).
Unlike most residential and commercial investments, land costs very little to maintain… no utility payments, no tenant problems, no termite infestations, no leaky faucets, no broken toilets, and if you buy it with Opoly, no mortgage repayments.
Our mission is to empower everyday kiwi's to become land owners.
The Opportunity
Invest into a section with an established location which has rising population growth, and a shortage of available land.
"The population of Te Anau is on the rise, as both holiday-makers and permanent residents want to call the small town "home". Otago Daily Times reporter Laura Smith asks locals why they think that is and what it means for the Fiordland community. An influx of residents to Te Anau means the rural town is growing, and recent subdivisions have added to that population increase.
Fiordland College principal Lynlee Smith said enrolments were on the rise."

Nestled on the edge of the South Island’s largest lake, Te Anau is the spectacular stepping off point for those exploring the wilderness of Fiordland or those wanting to savour a place of peace and relaxation. It is also known as the gateway to Fiordland National Park and Milford Sound.
Te Anau is located in the region of Southland. The region has been historically enjoying strong population growth, and is expeced to continue to rise.

Final update from Opoly
26/10/2021 at 4:20 PM
Unfortunately we have not been able to crowdfund 2 Tawera Place, Te Anau.
Multiple cash buyers have been ready to purchase this land and we have now expired our deadline meaning our investors will not be able to buy shares into this property from $100 with Opoly and PledgeMe. This land will now be purchased by an individual, who will be able to enjoy the benefits of this great piece of land in Te Anau.
It is unfortunate that we have not been able to complete our objective but want to thank everyone who has supported us and identified this as a good investment.
We would like to take this opportunity to also thank the PledgeMe team, who have been very supportive towards Opoly. We encourage everyone to check out the other investments within PledgeMe - because there are some other great crowdfunds which are currently live.
For all of our Opoly supporters, we would like to take this opportunity to tell you that we are currently working on the Woolies Jeans project so we encourage you all to check that out:

22/10/2021 at 7:24 PM
To all of our investors and potential investors. . .
Today have reached the final days of being able to offer shares in this prime 821m² corner section in Te Anau.
Te Anau is a growing area with population growth, rising population density, and a shortage of available land.
Due to Labour Day being a public holiday we have been granted a 1 DAY EXTENSION.
The offer will officially close on Tuesday 26 October at 4pm instead of Monday 25 October.
This means the final opportunity to invest into shares of 2 Tawera Place, Te Anau will be this weekend and Labour Day.
We have reached over 250 investors who will all become shareholders in 2 Tawera Place in the event we are able to reach the minimum target of $250,000.
If you decide to invest you won't be required to make payment unless the minimum target is reached.
After 3 years we have an estimated resale price of $345,400 (+38.16%)* for this section.
Each shareholder will receive 100% of the resale proceeds proportional to how many shares they own.
At the time of this update we have raised $160,100. We now only need to raise an additional $89,900.
For more information about the offer and how it works check out our Information Memorandum below:

Please share this new exciting crowdfunding model of investing into real estate with your friends and others, and let's make this deal a success.

Final chance to invest in real estate from $100 with Opoly
20/10/2021 at 8:21 AM
We are only able to offer 2 Tawera Place to investors for 5 more days.
If this section isn't crowdfunded, it is unlikely Opoly will be able to continue to offer investment in real estate from $100. . .
We have reached 51% funding ($127,700) towards the acquistion of 2 Tawera Place, Te Anau, Southland.
If everyone DOUBLED their pledge we would crowdfund 100% today.
If you decide to invest you won't be required to make payment unless the minimum target is reached.

Opoly Team
A message to our 196 investors so far...
14/10/2021 at 4:03 PM
Time is starting to tick over as our Offer Close Date of 25th October is now only 11 days away.
We have reached 44% funding ($110,000) towards the acquistion of 2 Tawera Place, Te Anau, Southland.
This is a solid effort, however to meet the target and for this deal to go through succesfully, we still require an additional $140,000 invested to meet the minimum funding target of $250,000.
If everyone was theoretically able to double their pledge, we will all be well on our way to owning a share in this prime peice of land, as we anticipate growth in the area over the next 3 years.
If we do not crowdfund this section, it is highly likely it will be purchased by a high net worth who is able to capitalise on the growth of this area.
Please share this new exciting crowdfunding model of investing into real estate with your friends and others, and let's make this deal a success!!
If you decide to invest you won't be required to make payment unless the minimum target is reached.
Sincerely,

Questions 7
Has the team behind Opoly pledged any funds towards this round? (Or are they only running this pledge and taking the management fee). Private Equity managers/directors frequently invest along side external investors (ie skin in the game). Might be an idea in order to get this across the line. c.$50k isn't that much if you truly believe in the idea.
Posted on 26-10-2021 by EricHi Eric,
Yes the team has pledged what available funds they have in an effort to help with getting this deal over the line, as well as our previous land bank offer also.
We do truly believe that this model of investing in real estate is the future as it is becoming more and more out of the reach for many.
Sincerely,
Opoly Team

Do you need to be a permanant resident for this? If so, now or by the 3years?
Posted on 26-10-2021 by Annie ShawIf you are out of NZ you can still pledge but you’ll need to upload a copy of your passport and proof of address when you register to invest. You will also need to confirm you are legally allowed to invest in your home country, and PledgeMe will require you to confirm you are a wholesale investor.

Is the three year term set in Concrete, if prices rise as they have done already is it possible that you would sell before? Is there a current valuation of the property and what prices have similar properties sold for recently?
Posted on 25-10-2021 by Paul CroninHi Paul,
Thank you for asking this.
You can find a current valuation of the property and recent sales for similar properties here:
https://www.realestate.co.nz/property/2-tawera-place-te-anau/b7psgrbmd
Yes, the three year term is set in concrete. As stated in the Information Memorandum this plot will be put up for sale as close to October 25, 2024 as possible.

Hi there. You didn't fully answer the previous persons question. "Will you get the one-off fee of 4.22% with the purchase of crowdfunding? "
Posted on 21-10-2021 by SteveHi Steve,
Yes that is correct, in the event that the crowdfunding target is reached.
Thanks,
Opoly Team
Answered on 21-10-2021 by Opoly
Will you get the one-off fee of 4.22% with the purchase of crowdfunding?
If yes, what motivates you to sell this at a higher price in three years time?
Hi Gayan,
Thanks for your question. We are incentivized to obtain the best possible resale price so that we can have satisfied investors who continue to invest into our land banking opportunities with Opoly.

Opoly Team

What impact does the bright-line test have on this sale? If yes, who foots the bill on the GST component, council rates and real-estate agents commission upon sale? Assume there is no interest expense given that there would be no need to borrow money?
Posted on 24-09-2021 by Chris MerrittHi Chris,
Thank you for your questions.
Please refer to our Taxation section on Page 10 of our Information Memorandum linked below:
https://opoly.co.nz/wp-content/uploads/2021/09/1.-Information-Memorandum-2-Tawera-Place-Limited.pdf
As the resale of the property is via private sale by negotiation there is no real estate agent commission.
There is also no interest as there is no mortgage on the purchase of the property.
Regards,
Opoly Team
Answered on 24-09-2021 by Opoly
Why are you seeking to raise 250k of the ask is only 219k?
And your fee of 4.22% appears to be coming from the purchase price but calculated monthly according to the management plan. Can you explain one off fee vs monthly fees as you could landbank for years?
Posted on 23-09-2021 by Alexander BehseHi Alexander,
Thank you for your question.
The Acquisition Fee to Opoly is a one-off fee built into the crowdfunding target of $250,000.
Opoly does not charge any ongoing fee for the duration of the holding period.
Please see Page 8 for full details of the fees, including council rates paid for 3 years in our Information Memorandum below:

Sincerely,
Opoly Team

Best regards,

Hi there. You didn't fully answer the previous persons question. "Will you get the one-off fee of 4.22% with the purchase of crowdfunding? "
Posted on 21-10-2021 by SteveHi Steve,
Yes that is correct, in the event that the crowdfunding target is reached.
Thanks,

Will you get the one-off fee of 4.22% with the purchase of crowdfunding?
If yes, what motivates you to sell this at a higher price in three years time?
Hi Gayan,
Thanks for your question. We are incentivized to obtain the best possible resale price so that we can have satisfied investors who continue to invest into our land banking opportunities with Opoly.

Opoly Team
